Terms of service

Effective 19 October 2026. Applies to the HoztSync private pilot.

HoztSync is operated by Auro MGT LLC, a Florida limited liability company ("we", "us"). These terms govern use of hoztsync.com and the HoztSync application (the "Service").

1. The Service

HoztSync is software for people who manage short-term rental properties physically located in the United States. The initial service uses English and US dollars. Existing records from other countries remain available; new international operations are not supported. It stores reservations, calendars, financial records, tasks, messages and files on behalf of the organisation that subscribes (the "Customer") and gives access to the Customer’s owners, staff and guests at the Customer’s direction.

2. Accounts and roles

The Customer’s administrator controls who has access. Owners, staff and guests use the Service under the Customer’s account at no charge and only see what the Customer assigns to them. You are responsible for the accuracy of what you enter and for keeping your sign-in email secure.

3. Subscription and fees

Plans are priced monthly by property count, in US dollars, as shown on the pricing page and at checkout. Eligible new workspaces receive a 14-day trial after completing card-required checkout. A legacy trial keeps its remaining time; restarting a subscription does not give another trial. Checkout shows whether a trial applies, its end date and the first charge. Subscriptions renew monthly until cancelled in Settings under Plan & billing.

Cancellation stops renewal at the end of the current trial or paid period. Paid upgrades require confirmation and payment of the quoted prorated amount. Downgrades start at renewal, with the current paid allowance kept until then. A failed subscription payment has a seven-day recovery period before new work pauses. Existing guest obligations, refunds, billing and exports remain available. Amounts already due remain payable. See our refund and cancellation policy for the details and refund exceptions.

Guest payments go to the Customer’s connected Stripe account. HoztSync charges 3% on additional services and 2% on direct-booking payments processed through HoztSync, calculated after discounts and excluding taxes and refundable security deposits. Stripe fees are separate. Imported bookings paid elsewhere carry no HoztSync transaction fee. The seller, booking terms, charges and applicable taxes must be identified before the guest pays.

4. Airbnb and other platforms

HoztSync reads calendar feeds and emails that the Customer chooses to share with it. HoztSync is not affiliated with Airbnb, Inc. or any booking platform, never accesses the Customer’s platform accounts, and does not guarantee the completeness of data those platforms provide. The Customer remains responsible for its obligations to those platforms and to its guests.

5. Financial records and tax responsibilities

Ledgers and owner statements are generated from the data in the Service. They are records, not tax or legal advice. The Customer is responsible for verifying them and for its obligations to owners, guests and tax authorities.

Before collecting guest payments, the Customer must identify the accommodation or service seller, confirm its authority to collect on that seller’s behalf, and provide the property’s actual location and reviewed tax and invoicing instructions. The Customer and property owner must each meet the registration, rental-permit, tax collection, reporting, payment and fiscal-invoice requirements that apply to their role.

Those requirements can depend on the property’s actual state, county and city, as well as the seller’s role and other applicable rules. A US bank account or a Stripe payment receipt does not establish rental permission, tax registration or compliance with local invoicing requirements.

HoztSync uses the reviewed settings to prepare payment records and, where supported, calculate tax through Stripe. It does not automatically register a business, file tax returns or remit taxes unless a separate service expressly provides that function. An unknown tax treatment is not treated as zero tax. These terms do not transfer or waive any responsibility that applicable law places on HoztSync, the Customer, the seller or the property owner.

6. Acceptable use

Do not use the Service to break the law, to violate a platform’s terms, to scrape or attack it, or to store content you have no right to store. We may suspend accounts that do.

7. Data

The Customer owns its data. Cancelling a subscription does not delete your account or workspace. Export access remains available. Account and workspace deletion are separate requests in Settings; required evidence, legal holds, routine retention and provider copies are handled as described in the Privacy policy.

8. Availability and liability

We aim for the Service to be available continuously but do not guarantee it. To the extent permitted by law, our total liability for any claim is limited to the fees the Customer paid us in the twelve months before the claim, and we are not liable for indirect or consequential loss. Nothing here limits liability that cannot be limited by law.

9. Changes and termination

We may update these terms with 30 days’ notice by email. Either party may end the subscription at any time; the Customer’s data remains available for export as described above.

10. Governing law and contact

These terms are governed by the laws of the State of Florida. Questions: hello@hoztsync.com, Auro MGT LLC, Miami, Florida.
